Anika Equities, LLC invests JV Equity for new developments and value-add opportunities in the top 30 US markets with experienced and seasoned sponsorship. Anika will invest up to 90% of the equity required and up to 97% of the capital stack when combined with senior debt.

JV EQUITY

Up to 97% of the capital stack over senior debt and up to 90% of the equity required.
$2 to $5 million in the top 30 US markets and up to $30 million in the NYC metro area.
Seasoned and experienced sponsors and developers only.
In a value-add opportunity Anika will typically share in the initial cash flow pari-passu, take a priority position in the waterfall in a capital event and get an 8-10% pref accrual and return of capital prior to sponsor receiving the same pref, and then allow a 20-25% promote on Anika’s capital.
In a new development Anika will take a priority position in the waterfall and a preferred return of between 10% and 12%, and then a portion of the equity giving consideration for the priority position after sponsor capital is returned.
Anika will typically invest when:
  • construction drawings are complete or near complete,
  • a GMP with the GC can be obtained,
  • construction debt is secured,
  • entitlements are completed and permits are ready to be pulled.

MANAGING PARTNER
Daniel Edrei has 25 years experience as a lender, owner, and investor. Starting his career in the early ’90’s with the family owned firm Meecorp Capital Markets, he has been responsible for origination, underwriting, asset management, and marketing of a multitude of financial products including commercial real estate conventional, bridge, and mezzanine loans, preferred equity investments, accounts receivable financing, and ground sale/lease backs.
